Staré Vršovice. Na pomedzí blokovej štruktúry Vinohrad a roztrúsenej zástavby Vršovic. Na rozhraní ulíc Košická a Na Královce s výškovým rozdielom piatich podlaží zíva prázdny pás medzi holým štítom domu a schodmi spájajúcimi tieto dve ulice.
Namiesto bloku pás. Pás, ktorý čaká na svoje ukončenie.
Dom naväzuje na terén a klesá spolu s ním. Cieľom bolo navrhnúť dom neľahostajný k svojej výnimočnej polohe. Výška domu reaguje na výškú okolitej zástavby, postupne klesá spolu s terénom od ulice na Královce až po ulicu Košickú.
V bezprostrednej náväznosti na stávajúcu zástavbu je čast domu rozdelená na jednotlivé trakty s hlbokými dispozíciami a priehľadmi na obe strany so severojužnou orientáciou, smerom do parku sa skladba jednotlivých bytov otáča, tak aby poskytovala užívateľom, čo najlepší možný výhľad. Parter domu v kľudnej ulici Košická je navrhnutý predovšetkým pre obyvateľov domu, šírka a nerušný kľud umožňuje umiestnenie bytov v parteri. Do parteru tiež umiestňujem komerčné priestory priliehajúce k schodisku, ktoré tvorí dôležitý komunikačný uzol, spojnicu medzi Vinohradmi a Vršovickým nádražím, v náväznosti na zvýšený provoz sú v týchto miestach situované dva komerčné priestory, menší v spodnej ulice a v hornej priestrannejší priestor v priliehajúci k parku.
Fasáda je výsledkom racionálnej úvahy, daná skladbou bytov. Veľké okná osvetľujú hlboké dispozície a prinášajú kvalitné svetelné podmienky. Hrubá štuková omietka lemuje sokl domu, reaguje na rímsu parteru susedného domu a vo vyšších podlažiach na tmavší sokel naväzuje jemnejšia omietka svetlošedej farby.
Byty sú navrhnuté veľkostne vyššieho štandardu, s prihliadnutím na výnimočnú polohu, v ktorej sa nachádzajúa a hlavne byty, v ktorých sa bude dobre bývať. Veľkosti bytov narastajú smerom nahor, z jednostranne orientovaných dvojpokojových na dvojstranne orientované trojpokojové so samostatnou kuchyňou až po priestranné strešné byty s veľkou terasou, vzniknuté spojením dvoch bytov.
Typický byt hľadá mieru medzi súkromným a zdieľaným priestorom. Jednotlivé miestnosti sú orientované do centrálnej haly, z ktorej sa vstupuje do kuchyne, jedného pokoja a intímnejšej nočnej časti bytu. Variabilita dispozic umožňuje jeden pokoj prepojiť s halou a kuchyňou a vytvoriť tak jeden väčší obytný priestor /vhodné pre rodinnné bývanie/, alebo naopak práve uzavrieť a vytvoriť tri samostatné spálne /vhodné napr. pre spolubývanie/.

Staré Vršovice. In between the block structure of Vinohrady and the sparsely built-up area of Vršovice.
the intersection of the streets Košická and Na Královce with a hight difference of five floors, there is an empty strip among the bare gable of the house and the stairs connecting these two streets.
There is a strip instead of the block . The strip that is waiting to be finished.
A house connects the terrain and decreases with it. The aim was to design a house indifferent to its unique location. The height of the house responds to the height of its surrounding and is gradually decreasing with the terrain from the street Na Královce to the street Košická.
In the sequence of existing buildings, a part of the house is divided into individual tracts with deep layouts and views on both sides with a north-south orientation. The parterre of the house in a calm street Košická is designed primarily for occupants of the house, the width and undisturbed quietness allow the placement of apartments in the parterre. Commercial spaces are adjacent to a staircase, which is important communication node, a link between Vinohrady and Vršovický nádraží. in connection with the increased traffic, the smaller one is located in the lower street and the upper more spacious area is adjaceted to the park.
The facade is the result of rational consideration given by the layout of the apartments. Large windows bring light in deep layouts and provide good lighting conditions. The thick stucco plaster surrounds the plinth of the house, reacts to the parterre of the neighbour and on the higher floors is followed by the finer plaster of light gray.
The apartments are designed in size higher standard, taking account to the unique location in which they are built, and especially apartments with great living conditions. The size of the apartments is increasing upwards, from one-sided two-roomed to two-sided three-roomed with a separate kitchen to spacious roof flats with a large terrace, created by joining two flats.
A typical apartment is looking for peace between private and shared spaces. Individual rooms are oriented to the central hall, which enters the kitchen, one room and more intimate night part. The variability of the layout allows one room to be connected with the hall and kitchen and thus creates one larger living space / suitable for family living /, or conversely just closes and creates three separate bedrooms / suitable eg. for roommates/.
