Vršovice v sebe stále spájajú dva svety - starý, z čias kedy boli ešte dedinou pri rozrastajúcom sa meste, a nový, dnešný, mestský. Prepisuje sa to v zástavbe nielen v okolí našej parcely, ale aj priamo na nej. Nie je určené jasné merítko, typológia, ani geometria. Parcela nestojí v bloku, ale má blokový charakter. Objímajú ju schody a dve cesty, Košická a Na Královce.
V kopci s 13-metrovým prevýšením navrhujem obytný dom, ktorý na to všetko reaguje. Kopec neignoruje, komunikuje s ním. Schody nezatieňuje, zútulňuje ich. Dve úrovne ulíc od seba neoddeľuje, vo svojom strede prepúšťa miesto pre ich kontakt a svetlo. Otáča sa k parku Grébovka, no nezabúda na nedbalú krásu Vršovic.
Hornú úroveň pozemku tvorí neformálny park s javorovou alejou, ktorá ústi na hrane parcely. Prechádzajúc touto alejou vidím hranu, horizont, oblohu a pokračujúce mesto podo mnou. Nechcelo sa mi tento pocit zastavať. Sú to práve priehľady, hrana, ale aj južné slnko, ktoré dom dierujú, definujú pôdorysnú stopu a vznik dvoch domov v jednom. Nižšia hmota rešpektuje výšku suseda, vyššia tvorí dominantu, ktorá ukončuje nejasnú líniu „bloku“. Tvarovo sa rozvoľňuje a otáča za výhľadmi a slnkom.
Pás parku preťahujem na strechu svojho domu – ulica tak nekončí fasádou, ale pokračuje za hranu. Odhaľuje, že dolu pokračuje mesto. Akoby tam žiadny dom nevyrástol. Vzniká plac pre obyvateľov domu, ale aj pre verejnosť. Zároveň sú na plošinu orientované vstupy do domu. Mlatový povrch podporuje parkový charakter miesta.
V ulici Košická reagujem na uličnú čiaru susedného činžáku a odľahčujem chodník. Dom tu tvorí nárožnú dominantu. Nárožie sa pozerá do dlhej ulice až k Vršovickému nádražiu. Hmota je tu vyexponovaná na maximum, preto dom ukotvujem ľudským merítkom parteru a stromov. Na nároží vzniká kaviareň/ reštaurácia/ koloniál – služba obyvateľom, ale aj okoloidúcim smerujúcim z nádražia do horných Vršovic. Priľahlý chodník čistím a zjednocujem stromoradím. Charakter je tu mestskejší, preto je povrch vydláždený kamennou dlažbou. Vzniká miesto – ktoré tu kedysi bolo, a v priebehu rokov sa stratilo.
Schodište nechávam na svojom mieste. Svoju existenciu si práve na tomto mieste obhajuje už dlhé roky. Napája sa na ulicu vedúcu k nádražiu a prepája dolné Vršovice s hornými. Svojim zásahom schody neignorujem, stúpam spolu s nimi súkromnými záhradkami. Prepisujú sa po celom obvode domu a tvoria pridanú kvalitu k bytom. Vytváram tak štandard bývania, ktorý je v centre mesta alternatívou k rozširovaniu bývania na perifériu.
Pôdorysná stopa domu sa postupne zakusuje do terénu a spolu s ním narastá aj kvalita bytov. Väčšina je orientovaná aspoň na dve svetové strany a typologicky komponovaná s centrálnou obývacou izbou. Časť bytov ponúka štandard Wohnküche - oddelenej kuchyne a jedálne.
Hygienické zázemie bytov je navrhnuté okolo komunikačného jadra, čo je ekonomicky najvýhodnejšie a umožňuje to ich prípadnú jednoduchú modifikáciu. Jadru dominuje veľkorysé schodisko s veľkým zrkadlom a terazzovým povrchom, ktoré prepúšťa do spoločných priestorov čo najviac svetla.
Farebnosť domu preberá vzor palety steny Grébovky. Slonovinové odtiene jemnej omietky, fľakatosť a odtiene šedej, hrubší zemitý parter. Dom má v sebe niečo z noblesnosti susedných Vinohrad, no evokovať nedbalú krásu Vršovic. Rohové balkóny a lodžie so zábradlím z oceľových laniek striedajú veľké francúzske okná s prekladmi, ktoré smerom nahor miznú a dom tak odľahčujú. Strecha s „ušami“ reaguje na vrstevnatosť mesta, ktoré má za sebou.
Dom má trochu vytŕčať, ale stále potvrdzovať, že stojí tam, kam patrí.
Housing at Grebovka Park

Prague’s Vršovice still combine two worlds - the old, from when they were still a village near a growing city, and the new, the one of today, urban. It is visible not only in the neighbouring buildings near our site, but also directly on it. There is no clear scale, typology, or geometry. The plot is not in a typical block but has a block character. It is embraced by stairs and two streets, Košická and Na Královce.
On a 13-meter slope I design a residential house that responds to all of this. It doesn’t ignore the slope, it communicates with it. It doesn’t put shadow to the stairs, it makes them cosier. It doesn’t separate the two street levels from each other, it leaves a gap in the middle for their contact and light. It turns over to the Grébovka Park, but does not forget the rugged beauty of Vršovice.
The upper level of the site consists of an informal park with a maple allée that culminates at the edge of the site. Walking through this allée I see the edge, the horizon, the sky and the continuing city below me. I didn't want to build this feeling away. It is the views, the edge, but also the southern sun that perforates the house, defining the ground plan and the emergence of two houses in one. The lower mass respects the height of the neighbour, the higher one forms a dominant that ends the unclear line of the “block”. It relaxes in shape and turns towards the views and the sun.
I stretch the park strip to the roof of the house - the street does not end with a facade but continues beyond the edge. It reveals that the city continues down. As if no house grew up there. A square/platform/public space is created for the residents of the house, but also for the public. At the same time, two entrances to the house are oriented to the platform. The treshing surface supports the park's character.
In Košická Street I react to the street line of the neighbouring apartment building and extend the pavement. The house is a dominant feature here. The dominant corner looks into the long street all the way to Vršovice railway station. The mass is exposed to its maximum here, so I anchor the house with human scale of parterre and trees. On the corner there is a café / restaurant / grocery - service to residents, but also passers-by going from the station to the upper Vršovice. I clean the adjacent sidewalk and unite it with a row of trees. The character is more urban here, so the surface is paved with stone pavement. There is a place created - which once was here, and has been lost over the years.
I leave the staircase in place. It has been defending its existence here for many years. It leads to the railway station and connects the lower Vršovice with the upper one. I don’t ignore the stairs by my intervention, I ascend with them by using private gardens. They overwrite the entire perimeter of the house and create added quality to the apartments. I create a standard of living, which is an alternative to expanding housing to the periphery in the city.
The ground plan of the house is gradually biting into the terrain. Most of the flats are oriented to at least two cardinal directions and typologically composed with a central living room. Part of the apartments offer the Wohnküche standard- separate kitchen and dining room. The sanitary facilities of the flats are designed around the communication core, which is the most economically advantageous and allows their easy future modification. The core is dominated by a generous staircase with a large mirror and a terazzo surface that allows as much light as possible into the common area.
The colour scheme of the house assumes the palette of the wall of Grébovka Park. Ivory shades of fine plaster, spotting and shades of grey, thicker earthy parterre. The house has something of the elegance of neighbouring Vinohrady district, but evokes the rugged beauty of Vršovice. Corner balconies and loggias with steel wire railing alternate with large French windows with lintels that disappear upwards to lighten the look of the house. The roof with “ears” reacts to the layered city behind it.
The house is supposed to stand out a little, but still confirm that it stands right where it belongs.
